DREHER LAND SURVEYING

Types of Surveys we Perform:

  • Property Boundary Survey

A Property Boundary Survey is the most common type of survey used to establish the precise boundaries of a piece of land. This survey involves a detailed examination of deeds, which typically involves reviewing historical records, conducting field measurements, and employing advanced surveying tools. The primary purpose of this survey is to accurately determine where one property ends and another begins, providing property owners with clear and definitive information about their land. It is often used in real estate transactions and when planning new constructions or alterations to existing structures. The results of a Property Boundary Survey are typically documented in a map outlining the boundaries as well as any relevant easements , possibly encroachments, and improvements to the property.

  • Topographic Survey

A topographic survey is a detailed mapping process that captures the physical features and elevations of a specific area of land. The data collected during a topographic survey is essential for various applications, including land development, environmental planning, and construction projects. The resulting topographic map provides a visual representation of the terrain, indicating elevation changes through contour lines and allowing for comprehensive analysis and planning.

  • Elevation Certificate

A FEMA Elevation Certificate is an official document used to verify a property's elevation in relation to the Base Flood Elevation (BFE) as determined by the Federal Emergency Management Agency (FEMA). This certificate is particularly important for properties located in flood-prone areas, as it provides essential information for assessing flood risk, obtaining flood insurance, and determining the appropriate coverage and premiums. The Elevation Certificate details the elevation of the building's lowest floor, including basements, as well as other critical data, such as the construction type and flood zone designation.

  • Subdivisions

Subdivision Cases are typically subject to the approval of the governing municipality. Whether creating multiple parcels or joining parcels into a single parcel of record we would be happy to assist.

  • ALTA Survey

An ALTA survey, or American Land Title Association survey, is a detailed property survey that combines information from a boundary survey with additional data required by title insurance companies. It provides a comprehensive overview of a parcel of land, including its boundaries, any structures on the property, easements, rights of way, and other important features. ALTA surveys are often required during commercial property transactions, as they provide vital information to both buyers and lenders regarding property boundaries and potential complications that may be associated with the land.

  • Control Survey

A Control Survey is performed during the layout of the proposed feature. It can incorporate horizontal and vertical elements to ensure the accuracy. Plans are typically provided to the Surveyor.

  • As-Built Survey

An As-built Survey is a detailed examination of a property's construction that documents the exact location and specifications of various structural elements, such as foundations, walls, and other critical components. This type of survey is typically conducted after construction is completed to verify that the structures have been built according to the approved plans and local regulations. It serves as a crucial tool for assessing compliance with zoning laws and it typically required in the permitting process.
